Design Themes
The land suggests the essential project
vision: a small mountain style village connected within and
to the existing community by a series of pedestrian paths,
and offering access to extensive open space areas. All housing
is designed to fit the mountain environment.
Highlights of the concept include:
Covered Wooden Bridges
Covered wooden bridges are a major design
theme that will contribute to the unique identity of Portola. Wooden
bridges will be used on suitable locations along roads, as well as
along pedestrian paths in the open space.
Preservation of Open Space and Creeks
Woodbridge at Portola sets aside approximately
105 acres in open space ~ over one-quarter of the site. The open
space includes the creeks and drainage corridors, the open mountainside,
and a wetland meadow area. New mountain bike and hiking trails will
be created along the creeks and through the open space, and will
connect to the adjacent Plumas National Forest Lands.
Recreation Oriented Lifestyle
Woodbridge at Portola facilitates a recreation-oriented
life style by integrating the residential areas with the open space
within and adjacent to the project site.
Alpine Village Center
The Village Center is located adjacent to
the northeastern boundary and the planned Performing Arts Center.
It will include commercial, office and retail space on approximately
20 acres. The Village Center will be a gathering place primarily
oriented to serving the local residents of Portola. However, uses
could include service businesses that serve a clientele outside the
community.
Residential Land Uses
The residential land uses include a broad variety of housing
types and styles compatible with the mountain setting. Woodbridge provides
a mix of residential housing opportunities for first time homeowners,
young families, active adults, and retirees. The residential units
will range from small apartment buildings and clusters of cottages,
to small and medium-sized single residences, to larger homes on large
lots.
Single Family Homes
Single family homes will range in size from approximately 1200 sq.ft.
to 4000 sq.ft.
Cottages
The plan includes locations for clustered residential cottages, which
would also be suitable as artist studios.
Attached Housing
Apartment or condominium style housing will be similar in style to mountain
resort housing. These dwellings will be within a short walking distance
of the Village Center.
Senior Housing
Woodbridge at Portola includes sites that would be suitable for senior
housing. These sites are located in the Village Center, and thus would
be near the hospital, park, library, post office and services provided
in the Village Center.
Affordable housing
Woodbridge at Portola will provide housing
units affordable to low and middle-income households. |
